SingleSource partners with a variety of financial institutions including mortgage companies, lenders, servicers, credit unions, and investors by providing services throughout the mortgage life cycle. As we perform work on pre-foreclosure and post-foreclosure properties, it is common for homeowners, tenants, neighbors and other parties to have questions after seeing our sign posted.

We understand it can be confusing to see a notice at a property, and we are here to help. Please note that SingleSource performs maintenance tasks such as lawn care, securing vacant homes, and debris removal – only at the direction of our clients. For details on when to contact us and what steps you may need to take, please review the frequently asked questions below.

IF ANY OF THESE SITUATIONS APPLY TO YOU, PLEASE CONTACT SINGLESOURCE:

  • You have received a First Time Vacant (FTV) or any vacancy posting on your property, but you are currently living there
  • You own the property and cannot access it and see a SingleSource sign on the door that the locks have been changed
  • You are a neighbor who is concerned about a property near you (i.e., overgrown lawn, property has been vandalized or damaged, etc.) 
  • You have suspicions of theft at your property

Interested in buying or renting a property?

You may have noticed a SingleSource sign posted at a property and want to purchase the property. In most cases, we unfortunately do not have information to provide. We suggest you contact a local real estate agent or check auction websites for more information.

We understand your frustration and suggest that you immediately reach out to your landlord to learn more about this situation. Unfortunately, SingleSource likely cannot provide any information about the property, if you are not the owner, however we can document your information to relay it to our client.

Due to confidentiality agreements, SingleSource cannot provide the property owner’s contact information. You will need to work with a local real estate agent to learn more about rental or purchase opportunities.

Are you the homeowner of the property?

If you have received a notice indicating your property is vacant but you currently reside there, please contact us so we can notify our client. As the homeowner, we understand your frustration and highly suggest you also contact your lender or servicer regarding the notice you received, and the occupancy status of your property. While SingleSource does not manage the mortgage or loan you have with your bank, we can document the information and notify our client of the situation.

If you need assistance contacting your lender or servicer, we can provide the appropriate contact information. When you contact your lender/servicer, be prepared to verify your identity by providing your loan number, social security number, etc. SingleSource will never request your social security number or any other confidential information over the phone or via email.

SingleSource takes these matters very seriously and we understand your concern. Please file a police report and contact us immediately so we can investigate this matter.

Did you recently purchase the property?

Congratulations on your new home! Please contact SingleSource so we can notify our client that you are the new owner, and to stop any further services from being completed on the property.

Once you have purchased the property, SingleSource no longer maintains the property for the lender/servicer. You are responsible for all maintenance on the property including plumbing, etc.

Are you a real estate agent?

That’s great you have found someone who is interested in purchasing the property. We suggest you check the MLS and local auction websites for more information. 

We first must communicate with our client to determine if there is an active listing for the property, and we must receive their authorization prior to providing you with the lockbox code. Please contact SingleSource for further information.

Do you live in the neighborhood and have questions about the property?

If SingleSource’s sign is posted on the door, please contact us so that we can investigate this matter and inform the lender/servicer who is managing this property. We can only work on properties at the request of our clients.

If SingleSource’s sign is posted on the door, please contact us so we can pass on the information to the lender/servicer who would issue any work orders on the property to get this addressed. We can only work on properties at the request of our clients.

Are you a Sheriff or Code Enforcement Officer?

SingleSource has a dedicated special services team within our Field Services department to address things like code violations, vacant property registration, etc. Please contact SingleSource so we can investigate and address this issue.

Are you Closing on a home with SingleSource?

Please be advised SingleSource is a title company.  We do not have any impact on lending decisions.  The products and services we provide are requested by our clients—the lender (in most cases).  Any information needed will only be provided to whomever is our client involved in the transaction. 

Please note in REO purchase transactions, SingleSource represents the seller in most transactions.  We again have no impact on any contractual agreements between buyers, sellers or agents.

No you will not receive your money the same day. In most situations, you will have to wait 3 days for recission.
